So my house has been for sale about 3 months. We've had a few people view it, bit just seem to be tyre kickers. Just wondering if anyone has used these we buy any house type companies to sell your house to? We have an offer accepted on another house, but agreed that it can still be advertised for sale due to ours only just gone on the market, but we just want to get rid of it now and get in the other one incase someone else puts an offer in too 😒



The longest my houses have taken to go under offer is 2 weeks. All have been decluttered and decorated the same, off white walls, oyster (beige) carpets, nice kitchen and bathrooms and tidy, well kept gardens. If you are ticking those boxes already then it can only be your price thats wrong. If youre prepared to take less from a company then why not just lower your asking price a bit and see if that helps. Houses that dont need any immediate work doing usually sell fast.

We brought the house brand new in Jan 2014 so still in good condition really. Obviously with it being a new build its got brand new kitchen and bathrooms in it. Its Even still covered by the builders warranty. Have no idea why its not selling. We've dropped the price from the valuation and still not budging

I see you are in Moray, could I ask which estate agent you are with?

Top tip-

If you want to get rid of the tyre kickers and get to the ones that really want your house then get the agents to INCREASE the asking price.

You may well have some very interested people hoping you'll drop the price and when the price goes up then they will jump in before the price rises again.

I've advised 3 people in the past to raise the price and they sold within 3 weeks.

We're using Antons based in Buckie. They sold the house 2 doors down last year in 2 weeks so was hoping the same.. 3 months later.. No joy

Sorry, but that explains it. I'm from Buckie and used to work at CCL Property in Elgin, so I know a bit about it and which estate agents aren't quite... Well, good enough - to be blunt. The phrase "couldn't sell a Mars bar in a sweetie shop" would be harsh, but true.

Problem is, they don't advertise anywhere other than in their window and on their website. Same as another popular Buckie agent, Stewart & Watson.

As I said, I used to work at CCL so I would recommend that you give them a call on: 01343 553955. Audrey Pope or Sophie McWhirter would be the best people to talk to. They had a property in Buckie (William St.) go live one week and under offer the next.

I always say, there is no such thing as an unsellable property, only a poor estate agent.

Top tip-

What you are saying is right, however unless you are changing agents, putting the price up isn't a great idea due to the high amount of people who will have already seen it at the lower price.

Fresh marketing material and a fresh (higher) price is what is needed, although I fear that the OP will be tied into a 6-12 month contract with Antons.

What's the HR valuation and the current price? Also, is it offers over or fixed?

The valuation on the home report was £123000, so originally was up for offers around £123000. We dropped the price to offers around £119500 about 3 weeks ago

A major issue with valuations is that there is often a difference between the estate agents '' valuation '' & the price that a prospective buyer is prepared to pay for the property

The last time I sold a property I dropped 15k from the estate agents '' valuation '' & sold the property to the 3rd viewer in just over 1 month

No no, here in Scotland the valuation is done by a surveyor (contained in the mandatory Home Report) and is independent from the estate agent's valuation which is meaningless. Therefore, it is taken more seriously - although there are still a lot of buyers who question it of course.

I'm sorry to say this, but the advert is very disappointing. The write-up includes a lot of useless information (who cares that the cupboard houses the fusebox or that the staircase has a wooden handrail?) and on the PDF brochure they have not changed the price from Offers Around £123,000. The photographs also leave a lot to be desired.

Sorry, I'm being very harsh I know but I'm just saying what I see.

That is how a property listing should look - clear photos taken with a professional camera and a short informative "to the point" write-up.

Again, apologies for ripping up your agent, I just can't stand poorly advertised properties. It is no surprise to me that you have had little serious interest.

You can leave if you are not bound by the contract anymore, although I fear that you will be as most contracts are for a minimum of 6 months.

As for the HR (I hope you don't mind) I've taken a look and all is fine there, no 2s or 3s and it was done by a surveyor I used to work with, so I know it will be accurate in terms of the valuation.

Thats the problem, unless your priced well below i would pay upto £20k more for a brand new house that no one has had chance to try out their DIY skills on. Sorry!

Hear hear! My sentiments exactly. As I recall Antons are fairly long with their contracts so I doubt the OP could leave even if he wanted to. I would suggest dual marketing with another agent, but I don't know who would agree to that.

Perhaps he will heed my suggestion and give CCL Property a ring even just for a chat and to get some advice, they will be more than happy to talk to him.

My wife works in a solicitors and she said Tepilo deals have gone through the same as any high street agent. Its getting on Rightmove that is most important and at half the price of most Estate Agents it looks a good deal. Each to their own though.:)
