Buying a Focus Estate - HELP

Hello all, I have just been to look at a 2004 1.6 litre focus LX estate. It is up for £1600 and has done 86,000 miles. It has 11 months MOT but with some advisories. The advisories are:

- Slight play in near side inner rack joint

- outerside track ros end has play

- rear trailing arm bushes are deteriorating and have play

- rear brakes have slight fluctuation

The guy in the garage says he can leave it as it is but will drop the price to £1500, or he will give a new MOT and fix all the issues for the advertised £1600. firstly i wanted to know whether he is likely to be able to sort out these issues properly with only increasing the price by £100. Are these all quite small problems? He says he will do a new MOT and it will then have no advisories and he will solve all the issues.

Any help/ advise would be hugely welcome. Thanks.
